Forbes Park is a gated mountain community comprised of 20+ square miles of high alpine valley and mountains covered in native grasses, shrubs, wildflowers, aspen, fir, spruce and pine trees. The Park is adjacent to National Forest, allowing hunting right on the other side of the fence. The abundant wildlife enjoy year round water supply of the numerous ponds and Wagon Creek. Bears, mountain lions, coyotes, deer, elk, bobcats and wild turkeys call this area home. There are about 3,300 lots in Forbes Park, and only about 200 homes. The area burned in the Spring Fire in June-July of 2018 and over 130 homes were lost. Many people are rebuilding. The Park allows RV camping (permit required) and has a small, rustic Community Center with restrooms, a kitchen and meeting room, WiFi, and RV dump station.

Forbes Park is covenant controlled and has a Land Owners Association which charges $290 per year per lot. This fee covers road maintenance, office staff salaries, trash removal and free unlimited use of the small, rustic Community Center. After the Spring Fire some homes have been rebuilt, and many lots are being cleared of the burnt trees.
The area is quiet with the serene beauty of Blanca Peak, Mt. Maestas, wildflower meadows, and expansive vistas. Motorcycles and ATVs are not allowed on the roads in Forbes Park due to the blind curves, dust clouds, and potential fatalities resulting from that dangerous combination.

Forbes Wagon Creek Ranches offer 35-50 acre parcels, off-grid homes, and hunting rights to the property owners who also allow hunting on their own property. Wagon Creek Ranches are in the Game Management Unit (GMU) 83 which is known for excellent deer, turkey, and elk hunting. The subdivision has two gated access roads, and the roads throughout the area only maintained in the summer, although there are some full-time residents. It is recommended that you have a snowmobile or tracked vehicle in the winter time.
Advice: Download Basemap App or OnX Hunt App from Android or Apple Play Stores. Save maps of areas that interest you to your phone while on WiFi. Go in Offline mode (or Airplane mode) in the wilderness. When out of cell range, the maps can help you find property boundaries and terrain. Forbes Park and Wagon Creek Ranches are 2 hours 15 minutes from Colorado Springs, 20 minutes from Fort Garland, 30 minutes from La Veta, and 45-50 minutes from either Walsenburg or Alamosa. Fort Garland has a few diners, motels, post office, grocery market, gas stations, antique/artisan store, museum and a hardware store.
